    -Handling the day-to-day tasks of managing your property

Questions to ask when interviewing a property manager:

  1. Do you own your own maintenance company or have a vendor program that you profit from when maintenance is performed?
    (You need to make sure that you are aware if a PM company is making money when work is performed on your house!)
    We do not have our own maintenance company or division, nor do we have a program that allows us to profit when a vendor works on your property. This allows you to feel comfortable that we will not send vendors for frivolous work.

  2. Do you incur any fees or charges while the property is vacant?
    (Some companies will charge a “maintenance fee” or “administrative fee” during months when a property is vacant which can make your true management fee a lot higher than you think!)
    We do not charge while the property is vacant. We feel that this allows you to know that we will work hard to find a renter quickly, otherwise we don’t get paid!

  3. Do you charge on “rent collected” or “rent charged”?
    (Some companies will charge the management fee on rent that is supposed to be paid rather than actual collected rent which can make your “actual” management fee much higher than you think!)
    We charge on rent collected, which should bring you comfort that we will work hard to make sure the tenant pays.

  4. Are you a member of any Associations that are bound by a code of ethics?
    (Your PM should AT A MINIMUM be a member of the National Association of Realtors, California Association of Realtors, and National Association of Residential Property Managers.)
    We are members of the NAR, CAR, SRAR (Southland Regional Association of Realtors), NARPM, and are members of the SCV Chamber of Commerce, and local networking groups. This assures that we are held to a very high code of ethics and that we can market your property in very effective circles.

  5. What is your policy for showing my home to prospective tenants?
    (Your PM should be FLEXIBLE with showing your property to prospective tenants. If they are not, you may lose a good tenant and your house could sit for more mortgage payments without a rent check coming in!)
    We are very flexible with showing properties. I personally show the properties and work hard to make sure that I can show the property within a day or two, if not the same day. The only day I don’t work is Sunday, but I will break this rule to accommodate out-of-town guests if they are only in town for a short time. I have shown properties and signed leases on Saturdays, Sundays, evenings, (the latest was 11:00 p.m.), holidays and any other time it is required.

  6. Do you give updates when the property is empty?
    (You need to be constantly updated as to the market conditions and why your property is still vacant!)
    We give our owners who have a property on the market weekly updates by phone or e-mail (owner’s choice).
